We provide firm and courteous enforcement of tenancy rules, as well as reliable and businesslike collection of rent.

Advertising / Showing Properties
- We advertise in a variety of resources including:
- Local Newspapers
- Free, online rental sites
- Tenant placement sites where ad costs are charged to renters
- We coordinate with corporate relocation departments
- We advertise all properties on our web page with information, pictures and directions
- We show property to prospective tenants
Screening Prospective Tenants
- After viewing the property, prospective tenants submit an application
- Credit checks are performed, including a search for previous evictions
- Applicants' income and employment history are verified
- Whenever possible, previous landlords are contacted and interviewed
Selecting Tenants
- We execute a legally binding lease or rental agreement with addendum(s) covering any additional terms required.
- A Security Deposit is collected in a pre-agreed amount and via a secure payment method (money order, cashier check, etc.)
- The first month's rent is collected prior to occupancy
- Prior to move-in, we discuss property maintenance responsibilities with our tenants, conduct a property walk through, take pictures and complete a written Statement of Condition.
Rent Collection
- Rent is due on the first day of each month with a 1-day grace period
- If rent is received after the 2nd of the month, a late fee is assessed
- A "3 Day Notice to Pay or Quit" is served on the 3rd of the month, which typically results in collection of rent
- A $25 service fee is charged for any NSF rent check and a $75 late fee is charged if rent is received after the 2nd of the month
- If needed, we collaborate with eviction services and/or attorneys
Property Maintenance and Upkeep:
- We provide tenants with easy, online maintenance request forms.
- Coordinate and dispatch all repair work to quality contractors.
- Vacated properties are cleaned, necessary repairs are completed and the property is made "rent ready" for showing to prospective tenants.
- We schedule utilities to be turned on and off for coordinating maintenance and viewing the property.
Maintenance, Repairs and Cleaning
- If repairs or maintenance are needed, tenants contact us
- Repairs are performed promptly to lessen your liability
- We have a wide variety of skilled and affordable workmen for all types of maintenance and repairs
- Major repairs over $100 must have your prior approval, however, if a major repair is an emergency and you are not available, Pacific Ranch Real Estate will authorize the repair
Regular Inspections
- At move-in, we complete a room-by-room "Statement of Condition", including photos and tenant signatures
- We frequently conduct "surprise" drive-by inspections for exterior impressions and inspections
- At move-out, we inspect the property and compare condition with the condition at move-in. Any deviations determine the basis for possible deductions from the Security Deposit.
Fees
- Our management fee is 6% of the monthly rent
- We charge actual advertising and marketing costs
- No management fee is collected while your property is vacant
